1. I have purchased a lot under Calmar Land, and I’m looking to begin construction. What are the necessary steps I should take?

A. For properties under Calmar Homes North, Palm Springs, and Citta Grande, the application should be submitted through the respective Homeowners’ Association.

B. For other properties, please be guided of the following procedures:

1. Grills
Step 1: Processing of Construction Clearance Application (1 week processing) Submission of sketch of grills  Payment of Filing Fee Php 500.00
Standard Turn Around Time: 1 week

2. Fence
Step 1: Pre-evaluation (1 week processing)
To submit sketch of Fence (must be 2 meters max height)
Proof of Ownership: Copy of Contract to Sell or Copy of Deed of Absolute Sales, or Copy of Title
Step 2: Processing of Construction Clearance Application (2 weeks processing)
Payment of Filing Fee Php 1,000
Payment of Fees. Customer Service will send an advise regarding the fees that needs to be settle.
Step 3: Relocation (1 week processing)
Once fees has been settle, our Geodetic team will inform the client for schedule of relocation.
Standard Turn Around Time: 1 month

3. House Construction
Step 1: Pre-evaluation (1 week processing)
To submit 6 sets of building plan with copy of Title
After 1 week, Customer Service to inform the client to pay for the filing fee Php 1,500
Step 2: Processing of Construction Clearance Application (2 weeks processing)
To submit the following:
1. Copy of Title
2. Copy of Permits: Building, Sanitary, & Electrical
3. Copy of Bill of Materials
4. 1 set of Approved Building Plan
5. Copy of 2 valid ids of owner
6. Authorization letter and ids of representative (if owner is not present)
7. Clearance from Home Owners Association (Calmar Homes, Calmar Homes Diversion, Lovely Meadows (except Nubrize))
8. After 2-3 weeks, Customer Service to inform the client about the fees that needs to be settled
Step 3: Relocation (1 week processing)
Once fees has been settled, our Geodetic team will inform the client for schedule of relocation.
Standard Turn Around Time: 1 month

2. I have fully settled my account with Calmar Land, but I have yet to receive my title. What steps should I take?

Full payment of the lot or house and lot, including any associated processing fees, is required.

Title Transfer Requirements for Fully Paid Account:
A. For Single Account
2 Government Issued IDs (unexpired)
Birth Certificate PSA copy
1904 verified by BIR
B. For Married Account
2 Government Issued IDs (unexpired)
Birth Certificate PSA copy
Marriage Contract PSA copy
1904 verified by BIR

Note: The client is required to personally sign the title transfer documents at the Calmar Land Office.
Standard Turn Around Time: 8 – 12 months (subject for extension depending on Government Agencies)

3. Is it possible for me to proceed with my title transfer if I won’t be t he one signing and submitting the required documents? If so, what steps do I need to follow?

Full payment of the lot or house and lot, including any associated processing fees, is required.

Title Transfer Requirements for Fully Paid Account:

A. For Single Account
2 Government Issued IDs (unexpired)
Birth Certificate PSA copy
1904 verified by BIR
Original copy of Special Power of Atty. (SPA): if executed abroad, it must be authenticated or acknowledged by the Office of the Philippine
consulate with attached copy of passport of the owner
2 Government Issued IDs (unexpired) of Atty. In Fact (AIF)

B. For Married Account
2 Government Issued IDs (unexpired)
Birth Certificate PSA copy
Marriage Contract PSA copy
1904 verified by BIR
Original copy of Special Power of Atty. (SPA): if executed abroad, it must be authenticated or acknowledged by the Office of the Philippine

4. I do not have an account with Union Bank, and I would like to make my monthly payment online. Where can I make the transfer?
